Many of our new clients find that they were unaware of particular loan products that we use frequently.  One of those is 90%, stated documentation, Option ARMs and equity lines. 

Though the real estate investor does not have many of these options, they do exist.  They can be very powerful, as even if there are only a handful of banks that allow them, it could free up enough investor equity to purchase many more properties. 

This is considered a niche product that we exert significant efforts in locating due to the power it can bring to our clients.
